Every few years Dubai publishes a masterplan, and every few years the market reads it late. The 2026 documents are no exception: the corridors they favour — the Creek, Dubai South, the arc towards the new airport — are still priced as peripheries.
The signal to watch is infrastructure sequencing. Where a metro extension, a school cluster and a marina land within the same five-year window, entry prices have historically re-rated by a third before the first handover.
None of this replaces developer diligence. But it frames the question we ask before any off-plan reservation: what will the address be worth on the day the building exists — and who will be renting it.
